It is does require a BK approval (bankruptcy), but if successfully purchased, it appears to be a pretty good value. In the last 3 months, their have been nineteen(19), 2 bedroom sales in Belltown. Those units sold at an average cost per square foot of $463.85.
This unit, priced at $325,000 is at $282 psf. It does requires a BK fee of $20,000, and the kitchen needs updating. I would still argue that it provides a pretty decent value for the new owner. If you need another example, we sold unit #405 (one bedroom) in August of this year for $349,000. That was a cost per square foot of $401.00
